Summary
The LiftMaster MSW200 gate controllers installed across campus parking lots in 2018 do not support IoT telemetry and have experienced increasing mechanical failures. Eighteen units will be replaced with LiftMaster LA412 controllers equipped with the myQ IoT gateway module, enabling MQTT-based status reporting, remote open/close, and predictive maintenance alerts.

New Capabilities
- Real-time gate open/closed/fault status via MQTT to IoT dashboard
- Email/SMS alerts on gate fault or extended-open events
- Remote open/close from Facilities operations center
- Occupancy count per lot based on entry/exit pulse counting
Impact
Each gate is taken offline for approximately 45 minutes during controller swap. Lots remain open (arm raised) during the swap window. Campus Safety notified and stationed at affected lots.
Outcome
All 18 controllers replaced and commissioned. MQTT telemetry confirmed on IoT dashboard. Remote diagnostics tested successfully by Facilities.
